I am almost afraid to say it for fear of jinxing what might be the beginning of a trend.  BUT, here it goes.


The market in real property is getting stronger on Hilton Head Island, Bluffton, Sun City and the Far West Frontier – Hardeeville.  Estate Planning is picking up steam too.  Even construction contracts just flying off the shelf (actually flying off the computer).  I’m afraid to breathe.  Knocking on wood!   Let’s see what this week holds.  Will keep y’all posted!


Denny FraserWe get the occasional springlike day that serves as a reminder that winter will have to give up soon. Certainly hope so. Buyers of paradise seem to be shaking off the holiday hangover and are creeping back in the property market. We are told that the freefall from the ’08 crash is over, prices have stabilized and beginning to climb back to reasonable levels. Our little firm closes about twenty resort properties monthly, and I usually check the square foot price on resale homes. My unscientific comparison still shows resale properties selling below the land + brick + mortar price. That means there are still great deals available on great homes in Hilton Head Island and Bluffton, Sc. The housing experts are telling us that inflation in building materials and labor cost is likely to keep the high quality resale homes at a bargain level. Bargains don’t last for ever, so hopefully those wanting to grab a deal on investment, retirement and vacation homes need to jump in. We love closing home sales for people buying a piece of paradise, but really love it when they get a great deal.

The Party’s Over. But the Fun’ Just Startin

Yes the party’s over.  The Thanksgiving leftovers are all gone but not forgotten.  The family has all migrated back to their respective corners of the earth, and Monday which seemed all too distant last Wednesday, has arrived in the blink of an eye.  Damn, it all goes so fast.  But the good thing is we are all rested and ready for a great week of business in the  banking, real estate and estate planning world.  I thought I’d start my hit and miss weekly blog with a look back.  Not for what we are thankful for because we have been praying over that all this past Thanksgiving weekend, but to reproduce another little blog  I do for my BNI group (BNI is a worldwide business networking association).  They call blogs and vlogs “CLE’s).  Y’all will notice I had fun doing it, but hidden within it is link to a business video with some really cool advice about how to make a business day count.  So here ya go:

Dear BNI’ers.  Here’s an earlybird special for your Thanksgiving delight.  The gift that keeps on giving.  A CLE just for the fun of it.  I know we don’t  have a meeting tomorrow, but this video is so insanely crazy (in)appropriate for Thanksgiving I just couldn’t resist sending it out early so you’d be ready for the big day’ aptly titled “How (and When) to Sharpen Your Sword.”   Watch this video and then give those turkeys three steps because they gonna need it once you get that sword sharpened!  Now enjoy the video.  Then follow these simple directions to have a great TGiving:

So the whole idea of the video is to use every minute of business time to sell or do whatever it is that you do to make a living or make your business grow.  Don’t use your day to metaphorically sharpen your sword.  Do the sword sharpening at night.  Pick your metaphor.  Fuel your jets.  Load your guns.  Pack your wagons.  Feed your horses.  Sharpen your pencils. Whatever.  But when the sun comes up, hit the ground running and sell, sell, sell.  Maybe it isn’t selling for everyone, but be ready to do what is that you do to make a better life.  For me, it is doing real estate closings and estate plans, wills, living wills, powers of attorney in Hilton Head Island, Bluffton, Okatie and Sun City Hilton.

I hope you all have enjoyed this little message.  For most, I am speaking to the choir, but maybe it is helpful to chant the basics of good business to truly the successful just as a  reminder.

THNKSGIVING.  We are almost at the end of 2017, and I would swear that it just started a couple of months ago.  Where did it go?  I know all this year end lamenting and reflecting is usually reserved for New Years Eve, but this year was pretty good in many respects so maybe the time to reflect and give thanks is now — THANKSGIVING.  Seems appropriate.  The idea of giving some thanks at Thanksgiving.  Not just for good business, but for most everything.  It has been a pretty good year for our little firm, doing wills, estate planning, real estate closings, loan closings, and whatnot in Hilton Head, Bluffton, Okatie, Sun City Hilton, but a good business year is just one piece of the picture.  We’ve been blessed in so many ways.  Good business isn’t just doing good business – that’s only half the equation.  The other half is having good customers (sorry as an old business guy I still call “clients” customers) to do good business with.  And we surely have been blessed with some incredible and awesome customers – repeat buyers and sellers, new arrivals making the Low Country their home for life, and my favorite – young couples buying a first home – pretty awesome stuff.   We have much to be thankful for.  Debbie and I work together running the Fraser Law Firm, LLC which is fun, but the new twist is that we merged our real estate practice with the Going Law Firm, LLC and get to work with Rob Going, Susan Olmstead, Cami Jo Gort and Kathy Palumbo most everyday.  What a fun and capable group, and the best thing is our capacity for transactional work is now huge, and their capacity for doing more estate planning and construction law with our help is now huge also.  I think that is called a Win Win.  So business is good and the future looks bright.  Maybe even “sunglasses” bright.  Just is case I’ll keep my Costa’s on a short leash.  So this week we are offering thanks for a good business year, and thanks for the good things happening in our family life.  We wish everyone a happy and safe Thanksgiving day and offer our sincerest hopes for continued blessings.



Hurricane Irma gave Hilton Head and surrounding county quite a beating, but nothing like the destruction down in Fla. We wish our Floridian neighbors a speedy recovery and stand ready to help as able. Our office and computer system at the Fraser Law Firm, LLC survived intact and we are so excited to be back at work today preparing real estate closings and estate planning packages for clients in Hilton Head, Bluffton and Okatie (Sun City HH). All in All we here in the Low Country were very lucky and have much to be thankful for. No doubt that business will back up to full speed soon with new home purchases, HELOCs, home sales, ReFis, wills, living wills, health care proxies, and many other things of personal importance; however, I hope each of us will take time to reflect on our good fortune and to return thanks to a higher power for the many blessings in our lives and to ask for strength to bear the challenges that remain in the wake of Irma.

Summer Real Estate Transactions and Estate Planning

Real Estate Transactions on Hilton Head Island and Bluffton have been brisk.  And that is Great News!  Many new folks looking to make Beaufort County their new home for retirement, part-time resort second homes and new families moving here to start a new work career.  All exciting.  Hilton Head, Bluffton, Okatie, Sun City Hilton Head, Ridgeland and Beaufort are all seeing increased activity.  We are told by both bankers and brokers that prices have stabilized and in some areas increasing.  The experts also say that days on the market are fewer and that inventories are declining.  All good indicators for a continued good real estate market.  The Fraser Law Firm, LLC is in the process of making some exciting changes to keep pace with the service demands.  Some of the more exciting changes will be announced soon.  We work hard to make sure that our level of service in the closing process stays sharp and client/customer focused.  We still enjoy communicating personally with each and every client to keep the closing process understandable and enjoyable.


As always, we have a ball helping clients with estate planning – wills, living wills and durable powers of attorney.  This process gives us a great chance to get to know our clients and to help with future plans.  We have so many new clients from Bluffton and Sun City.  Such a wonderful opportunity to meet new people and make new friends.  Many new residents have come here from other states.  It is always a good idea to have existing estate plans reviewed to see that everything fits with South Carolina laws and standards.  It is also a good time for retired folks to make sure that family changes are properly reflected in the current documents.  One of our colleagues likes to say that an estate package needs to be reviewed at least every five years.  This is probably a good rule of thumb, but we tend to believe that as important as a periodic review is a review on changed life circumstance such as births of kids and grand kids, deaths of parents, retirement, relocation and changes in financial circumstances.  We never charge for estate reviews to keep clients comfortable with the idea that looking at the plan from time to time is a good way to make sure the future is bright.

The good news is that the millions of starving lawyers wandering the streets of America scavenging for food or whatever they can live on are not actually zombies.  They just look like zombies.  Some even have cardboard signs saying “I WILL SUE FOR FOOD.”  The industry of creating lawyers Law School at Fifty Book  without regard for the need for lawyers in the marketplace keeps pumping out lawyers by the thousands.  Young college graduates beg to get into law school without the slightest molecule of market research to see if their years of study and mountains of debt will ever pay off.  The quick and sad answer for many young lawyers is that the profession will never pay off.   I even wrote a great book about this very topic.

It’s actually a cool book Law School at Fifty Book  about doing something really hard, and can apply to anything really hard, but since my uphill battle was with law school, that is the topic.  The neat thing is that everyone loves the book because much of the events are funny in a slapstick sort of way, which is much like my life in general.  Of course I did go to law school and got out with a JD and even passed the bar on the first try.  Not bad for a fifty year old kid.  I even have a job.  I practice law in Hilton Head Island, Bluffton, Sun City Hilton Head area and Okatie.  I do real estate law, estate planning and business law.  Read this book Law School at Fifty Book  .   You will love it!

Law School at Fifty Book Funny


Sure it sounds biblical, THY WILL BE DONE.  And I guess in a way maybe it is.  Even more biblical, it is no coincidence that a will is also called a TESTAMENT.  The last Will and Testament is a person’s chance to state what they want done with their possessions, who they want to care for their children and even what funeral arrangements they wish.  Pretty easy.  So why put it off?????  We make it easy with offices on both Hilton Head and at Sun City/Okatie.  Usually it can all be done along with a Living Will and a business (Durable) power of attorney.  The whole process can be done in as little as one meeting.  Of course, a review of existing estate documents may reveal that nothing needs to be done, and the consultation is always free.

It is a great week on Hilton Head Island, Bluffton, Sun City Hilton Head, Oaktie.  Good week to get an estate plan done.  That’s right.  A will, living will, health care directive, business power of attorney.  All those documents are for the living time.  The living will takes care of end of life decisions so that your wishes are respected.  It also helps family members and loved ones make the decisions you want for your time of illness.  The business (or durable) power of attorney appoints someone to take care of your business matters when you cannot – say when you are in the hospital and someone needs to pay your water bill, or light bill, etc.  The will can state more than your wishes for your estate – land, possessions and money.  Your will can name guardianship wishes for your minor children, and can even set up a trust for your minor children.  All good planning for the future that is so easy to put off.  Get it done before the end of summer!

Hot Summer Real Estate Closings

This summer has been HOT.  REALLY HOT! Real estate sales on Hilton Head Island, Bluffton, Okatie and Sun City Hilton Head have been just as HOT.  We have had so much fun helping buyers, sellers, realtors and lenders get through the real estate closing process.  The closing process even with all the government’s new “help” is not bad when there is a good team of lenders, realtors and legal pro’s.  The real fun is helping the buyers and sellers achieve their goals.  We would love to see the late summer and fall remain just as busy.  Congratulations to all our realtor and banker friends on making this summer one of the best in the post crash recovery.  You can’t keep good Americans down for long!
